Buying & Selling Residential/Commercial Property
Transactions involving the purchase or sale of
real property, residential or commercial, consist of several
distinct components: the real estate purchase and sale contract, the
pre-closing and title items, the actual closing and the recording of
the transfer instruments.
We are happy to provide services to you in all of these
areas. We will help to
negotiate the terms you want in the purchase agreement, and draft
the contract that reflects the agreement.
We assist you in arranging the pre-closing inspections and we
review the title insurance commitment and help resolve any title
problems that are discovered.
We attend the closing to make certain that the conditions
precedent are satisfied and the necessary documents are properly
executed. And, unless
there is a title firm involved, we follow up to assure that the
title transfer documents are placed of record.
Real Estate Leasing/Condominium Development
We would also be happy to prepare your
condominium documents and guide you through the development process.
We help negotiate lease terms, draft leases and negotiate and draft
lease modifications and lease extension agreements. Where a lease is
already prepared, we will help you understand your rights and your
obligations as provided by the terms of your residential or your
commercial lease. If you are a homeowner’s or condo association, we
even help file liens and collect the dues and assessments.
